Dr. Quan is one of the physician leaders in the Passive Real Estate approach, which emphasizes upon:

1- Diversifying real estate properties among single, multiple family units, self-storage etc.

2- Leveraging the trusted network and de-risk the investment while maintaining ongoing cash flow while renovating projects through experienced leaders with track record of high returns

3- Exclusive depreciations based tax deductions for the high income individuals and tax free income growth through retirement (IRA, 401k etc.) investments

About Prashant Kumar, Founder and Managing Partner

Prashant has a goal to acquire and hold stable, income producing multifamily apartment complexes in emerging US markets with long term capital appreciation through superior asset management. He applies his 25+ years of experience in corporate America to analyzing Income & Expenses, calculating Net Operating Income (NOI) and calculating Purchase Price based on NOI and Market Cap Rate. He also has experience in sourcing multifamily properties, analyzing deals, negotiating, contracts, and closing the deal.  Prashant has equity in multiple properties via JV, GP and LP structures. He runs meetup in NY and runs online masterminds with couple of groups. He lives in Long Island with his wife, daughter and son.

About Dr. Quan

Dr. Quan completed his undergraduate education at Duke University and medical school at the Medical College of Virginia, aka VCU School of Medicine.  He did his medical internship at Tulane University and completed his training as chief resident in PM&R at New York Medical College.

Dr. Quan was bit by the REI bug in 2017 when he first saw a FB ad for a local weekend workshop on house flipping.  He soon realized that flipping houses did not suit his busy schedule.  Shortly thereafter, he attended other workshops focused on apartment building/multifamily real estate investing.  His passion for this asset class led him to explore other avenues and options for REI.

As such, Dr. Quan has adopted a passive role and now invests passively as a limited partner in syndications offered by sponsors with good track record and capable of managing investors’ money with better than average ROI.  Since 2018, Dr. Quan has passively invested in multiple syndications all totaling over 1,000 MF units and has also invested in self-storage facilities. 

Dr. Quan invests via a self-directed solo 401k, or a qualified retirement plan.  In doing so, all profits from his investments are tax advantaged or deferred.  He also invests in notes and does private/hard money lending via his SD solo 401k. Despite all these other options, Dr. Quan’s favorite asset class remains MF real estate due to its recession resilience, economy of scale, and depreciation tax advantages.
